Residential development projects (multi-purpose resorts, condominiums, and villas) are just beginning in Krabi. Up to this point, there have been some smaller, locally developed houses for sale to foreigners. These have been concentrated around the tourist centers of Ao Nang (with adjacent Nopparat Thara & Ao Nam Mao), Lanta Island, and Haad Yao. In all 3 of these areas there are many new small developments, some of them high quality. In addition, a number of larger international-standard mixed-purpose developments have been completed or are in building phases.
A check of real estate sites with Krabi properties will show a lot of projects in the planning stage. Some have excellent marketing materials. However, off-plan purchasing can be extremely risky. Legal protection is problematic and court cases are slow and expensive. The reputation of the owner/developer/management of a project is crucial. If they have successful projects completed, the risk is much lower. Finding out information on ownership can be extremely difficult. If this information is not easily available, beware. There are several projects in Krabi where foreign buyers have been badly burned.
A foreigner interested in investing in property in Krabi who does not have a specific development identified, should go through a reputable real estate company. Research should be done to identify those companies who have good reputations. In addition, a Thai lawyer should be consulted. Again research is needed to select someone who meets the buyers needs. At the high-end, where the investment is large, the lawyer should belong to a large company with property experience. These companies are based in Bangkok, but several have branches in Phuket. So far, none in Krabi.

Except for the Pimalai property, none are large multi-purpose international-standard developments. Many projects have been announced. However, if construction has not started, some of these projects will not get off the ground.
Pimalai Pool Villas
The first world-class
development, the Pimalai Villas, is completed and sold out. These are very
high-end villas on a steep hillside overlooking a beautiful beach and the
Andaman Sea and backed by heavily forested hills. They are part of the Pimalai
Resort and Spa. The location at the
southern end of the island is spectacular but somewhat remote.
are completed to Lanta, access is going to be a problem. The ferry system is of
a poor quality, and cannot cope with increasing levels of traffic at peak times.
Haad Yao is developing a handful of
mid-range developments of both condos and villas. Most are small complexes
located on or near the long beach. The beach is rough sand with a very gradual
slope that remains shallow for a considerable distance out. It is a good walking beach,
but not so good for swimming. The northern end has clear views of the eastern
Lekiri, beach-side on Haad Yao, is one of these smaller projects that has been completed.

huge development with lots of publicity has died. The land is now for sale.

Royal Marina Krabi
The Royal Marina is a newly
announced project at the southern end of Haad Yao. At this stage, not much is known except that they have begun
marketing (but not construction). It is planned to be a large marina and resort
complex at the high-end of Krabi developments. There are few clues to the
ownership (Akepiman Propery) and management.
On the coast between Haad
Yao and Krabi Town, another new marina, Krabi Boat Lagoon, is
nearing the completion of its first phase, and will open at the end of 2011.
The ownership/management team has a proven history with their Phuket Boat
Lagoon, which is a long-standing success.

AO NANG, NOPPARATTARA
Ao Nang is the main center of tourist activity in Krabi. It is small in area and densely built up. In Ao Nang and Nopparat Thara Beach, only 4 hotels are directly on the beach with the other set back some at considerable distance. Small developments are the norm in this area, but larger ones are in the plans.
RAILAY, AO NAM MAO
The peninsula of Railay is only accessible by boat. It is a beautiful location with limited land as it is surrounded by high cliffs. There are several small developments, and because land is scarce, all are expensive. Construction cost are also high.
Development in the Ao Nammao area will increase over time. At present there is only the Amatapura, which is very high-end.
Work has started on phase one of Port Takola, a large marina and associated resort complex. This is a major project with international quality management. It will be several years before anything is completed. Previous news of a Conrad Hotel at the north end of the area does not seem to be going anywhere.
The Amatapura development has been completed and most units sold. This is a very high-end complex with 29 pool villas located in a quiet beach-front location about 5 kilometers from Ao Nang. The beach is not a fine white-sand one, but rather a gravely brown narrow beach. The view overlooking Ao Naam Mao Bay is spectacular with the limestone headlands of the Rai Lay peninsula directly across the bay. Design and construction quality is excellent.
SAPPHIRE COAST (AO SIOW, KLONG MUANG, TUBKAEK)
The 3 beaches of Ao Siow, Klong Muang, and Tubkaek at the foot of Dragon Peak form the exclusive, highest-end resort area of Krabi. Almost all the hotels, and developments are at the top end of properties in Krabi. The entire area is quiet with no through traffic (dead-end roads), green with forests and rubber and palm plantations, and the most beautiful small offshore islands in Thailand. It forms the southeastern shore of Phang-nga Bay, destined to be a major destination for yachting and boating. The area has started to market itself as the Sapphire Coast, alluding to the blue of the bay and the precious jewel quality of the area.
The Pelican is the first large development in the high-end area now being branded as the Sapphire Coast. The developer is reputable with a long history of successful projects in Thailand. The main construction of the first-phase condominiums is almost complete. The design and land use is excellent. One show villa is also ready for viewing. The master plan envisions condominiums, villas, and a high-end hotel. The location is excellent: across the road from the beach. This development should spur further quality projects.
At Sea comprises 3 four-floor buildings about 400 meters from the beach. The buildings are completed and most of the units sold. Many of the units have good sea views. This is a mid-level, solid value project that fits its location well.)
Phulay Heights (Stopped)
The Phulay Heights development in the Klong Muang (Mango Creek) area north of Krabi Town has stopped. Nine houses have been completed, but access to the properties is blocked. There seem to be ownership problems withing the development group. (Link no longer available)
Krabi Garden Resort (Stopped)
The Krabi Garden Resort is another project which was started and stopped because of problems with ownership. Three units are partially completed, but all work has stopped.
The inland areas of Krabi will develop slowly as golf courses and country resorts are developed. There is much beautiful scenery across the province. One major development has been announced in a country location about 25 kilometers west of Krabi Town. The Krabi Cliffs Golf Resort will be built around a Jack Nicklaus championship golf course. Ground clearing is underway.
